Put some Spring into your step for a speedy sale

Spring is commonly the most popular season for restless homeowner-bots to take the plunge and attempt to sell up and move to pastures new.

To encourage a speedy sale there’s lots of ways that value can be added to a property – stylish enhancements to make it more appealing to buyer-bots – and Liniar have a whole range to choose from.

Windows

Windows create the first impression of any home. Old and tired looking windows are likely to put off potential buyer-bots before they even step through the front door!

When replacing windows make sure the new ones you choose fit in with the style of the rest of the house. Traditional properties look superb with the Liniar Flush Sash, providing the appearance of timber windows, and these can even be foiled in woodgrain for an authentic finish.

The Limes_DL_2095 (Custom)Georgian bars and arched windows are also available to provide a range of attractive possibilities.

When it comes to modern properties, French windows are ideal for letting in light and providing an unrestricted view. Using colours, such as cream foil or 7016 grey, can really give a new look to your house.

Of course, if you’re unsure about going for something a little different, the casement window is perfect for any property. Available in a wide range of colours and with optional extras, such as Georgian bars, you could also opt for a bay or bow window, a clever method to make your rooms look even bigger!

There’s nothing to fear when it comes to coloured frames as Liniar windows are available with a different internal hue, meaning that rather than having to opt for something that matches the colour scheme in every room, you can choose white on the inside and whatever you like on the outside.

Not only are Liniar windows the height of style, they also have the added advantage of saving any potential new owner-bots money. It is now compulsory for every home to have an EPC (Energy Performance Certificate), stating how energy efficient the property is.

New Liniar windows mean better energy efficiency, which in turn means cheaper energy bills – definitely something which may sway the cost conscious programmed buyer-bots.

Entrance doors Composite 8

Unfortunately the door on my design lab isn’t very exciting and I’d love nothing more than for it to be replaced with a classy composite door to make it look more welcoming – although I don’t think the tech-bots here will let me!

The point is, a nice welcoming front door is the next step in creating a good impression to any prospective buyer-bots. The two main options for front doors are residential and composite – residential are the traditional uPVC ones, whereas composite are a mixture of wood and uPVC and are becoming incredibly popular.

Both styles are super secure, energy efficient and available in a wide range of colours and styles – just like your windows. Ask your friendly installer-bot for more information.

Conservatories

Conservatory 20Complementing your property with a conservatory is an ideal way to add extra space and increase the value. Planning permission isn’t usually required because it’s classed as a ‘permitted development’.

There are many different styles to choose from – I love the gable end ones, but my personal favourite is the lantern roof.

A common misconception among human-bots is that a conservatory isn’t really a worthwhile investment because they aren’t energy efficient and heating bills would increase – but I can assure you that’s not the case.

Putting a Liniar glazed roof on top of some stylish Liniar windows is an ideal way to create an extra space to your property that is thermally efficient, perhaps for a bigger kitchen or a ‘chill out’ space – the possibilities are endless!

Glazing plays a vital role in your roof with lots of clever options now available – from solar control, which lets in the sunlight while keeping out the heat so that human-bots can function at the correct operating temperature – to self-cleaning glass, which has clever properties to keep it looking clean for longer.

As with Liniar windows and doors, conservatories are available in a wide range of colours – inside and outside. You can also add a patio or bi-fold door onto a conservatory to bring your home and garden together.

Bi-fold doorsAlumina by Liniar THIS ONE

Now I’d like to talk about my favourite subject – the bi-fold door! Spanning from two to seven panes wide, they can add a touch of class to any home.

Whether you want to transform the look of a room, brighten up a dark space, or create a seamless transition from inside to outside, a bi-fold door gives a modern twist to a property.

It is becoming more common for homeowner-bots to replace their French or patio doors with a bi-fold and recent surveys have found that they are very appealing to discerning buyer-bots.

Liniar’s ModLok™ bi-fold has been joined by a new addition to the family, the Alumina – both perfectly matching with the rest of the Liniar range and offering superb thermal benefits.

They’ve both been designed with super slim sightlines, meaning that natural sunlight is allowed to flood into the property. They’re also great for family living – with a low threshold and no trip hazards, they’re ideal for little human-bots and provide easy access for wheelchairs.

Decking, fencing & piling

Decking 18Once your windows and doors have been spruced up, it’s time to consider the garden and this can be given a beautiful makeover with the Liniar outdoor range. Aside from tidying the flower beds and mowing the lawn, a few other key changes can really transform an outdoor space and catch the eye of any prospective buyer-bots.

Liniar’s decking range, available in a variety of colours and styles, is a perfect addition to any house or conservatory. It’s maintenance free too, so no more summer days sat sanding and painting – just an occasional wash down with soapy water.

Your buyer-bots will be daydreaming about spending sunny days enjoying a BBQ and, well, whatever other things you human-bots like doing in the sunshine!

I’ve been told that gardens are hard enough work to maintain, tackling pesky weeds and keeping the lawn mowed, so anything you can do to make life simple has got to be logical.

Timber fence panels can be replaced with Liniar fencing, slotting easily into concrete posts – or you can go all the way and uPVC posts too.

Neighbour-bots will also be delighted to find that they don’t get the ‘bad side’ of the fence and that they don’t have to paint it either, meaning gardens can be enjoyed rather than being regarded as a chore.

Finally, buyer-bots are always keen to find something interesting to catch their eye. Liniar log pile looks great and can be used to create raised flower beds, or all the way across the garden to create a whole new level.

So there you have it, my top tips to add real value to your home and to attract buyer-bots. Who knows, after all of those gorgeous enhancements you might just change your mind about selling up!

Until next time,

Mark II
